Home sales down year-over-year in N.Va.'s big jurisdictions

Just under 13,000 sales were completed during first 6 months of year across five localities

Home sales in Northern Virginia’s five largest jurisdictions for the first six months of the year were down slightly from the same period in 2023, according to new data.

The cumulative sales total of 12,928 was down from 13,224 a year before, a drop of 2.3 percent, according to figures reported by Bright MLS and analyzed by the GazetteLeader.

That is very slightly higher than the overall Mid-Atlantic sales drop of 2.2 percent, declining from 107,789 to 105,467. These figures represent all the District of Columbia and Delaware and parts of Virginia, West Virginia, Maryland, Pennsylvania and New Jersey.

Each of the five major local jurisdictions posted decline, albeit by varying percentages:

• The 5,819 sales recorded in Fairfax County for the first half of the year represented a drop of 1.1 percent.

• Prince William County saw a drop of 3.8 percent to 2,552.

• Loudoun County showed a decline of 0.2 percent to 2,370.

• Arlington’s sales total of 1,166 was down 4.3 percent.

• Alexandria posted a drop of 6.8 percent to 1,021.

Affordability and availability issues plagued the local and regional market during the first half of the year, helping to tamp down sales even as prices kept rising.

Figures represent most, but not all, homes on the market. All first-half 2024 figures are preliminary and are subject to revision.
