August home sales were collectively down 3.6 percent from a year before across Northern Virginia’s five largest jurisdictions, with only one of the five reporting an uptick.

That increase came in Prince William County, where the 496 transactions for the month (reported by Bright MLS) marked an increase of 8.8 percent from 456 in August 2023.

In the other four localities, results were in negative territory:

• The 1,024 homes going to closing in Fairfax County compared to 1,100 a year before, a drop of 6.9 percent.

• In Loudoun County, the 459 sales were down 0.7 percent from 462.

• In Arlington, 188 transactions were down 2.1 percent from 192.

• In Alexandria, there were 153 sales, a major decline of 21.9 percent from a year before.

For Bright MLS’s overall Mid-Atlantic region, sales for the month were down 0.7 percent to 20,456. That catchment area includes all of the District of Columbia and Delaware and portions of Virginia, West Virginia, Maryland, Pennsylvania and New Jersey.

Figures represent most, but not all, homes on the market. All August 2024 figures are preliminary and are subject to revision.
