Tysons posts the priciest apartment-rental rates in region

Apartment rental rates in Tysons were at the top of the heap in the Washington region in April, according to new data.

With an overall median rental price of $2,566 ($2,334 for one-bedroom units, $2,798 for two bedrooms), the Tysons area led 33 different sub-sectors of the D.C. metro area over the past month.

Those figures are up 1.2 percent month-over-month and 3 percent year-over-year, according to data reported April 30 by ApartmentList.

Across the metro region as a whole, the median apartment rental was $2,138 in April, up 3.3 percent year-over-year. Nationally, the median rental rate for April was $1,396.

A combination of sluggish demand and new inventory is keeping national prices in check, Apartment List analysts noted.

“That said, the recent dip does not equate to a reversal of the earlier price hikes – although the national median rent is now 3.1 percent below its August 2022 peak, it is still 22 percent higher than it was at the start of 2021,” they said.
